Building Code

A building code is a set of rules that sets minimum standards for the design and construction of buildings. It covers structure, fire safety, exits, plumbing, electrical systems, energy use and accessibility.

In the United States, most states and cities adopt model codes published by the International Code Council, such as the International Residential Code for one- and two-family homes, often with local amendments. Local building departments enforce them through permits and inspections.

Codes set requirements such as minimum room sizes, ceiling heights, stair dimensions and emergency escape openings in bedrooms.

Building codes and appraisal standards measure different things. A room can meet code as a habitable space and still be excluded from gross living area, for example when it is below grade.
