ANSI Z765
ANSI Z765 is the American National Standard for measuring and calculating the square footage of single-family homes. It defines what counts as finished area, how above-grade and below-grade space are separated, and the ceiling height rules. The current version is ANSI Z765-2021.
Fannie Mae has required ANSI Z765 measurements for appraisals with interior and exterior inspections since April 1, 2022, and Freddie Mac since November 2, 2023. The standard calls for measuring from the exterior of the walls, counting only finished above-grade space as gross living area, and reporting basements and other areas on separate lines.
Condominium units measured on Fannie Mae form 1073 are an exception and are measured from the interior of the enclosing walls.
