What is the average square footage of a house?

For newly sold U.S. single-family homes, the median size in 2025 was 2,194 square feet, and third-quarter 2025 data put the mean near 2,405 square feet. The answer changes with the sample, though. Newly built homes, homes sold, the existing housing stock, single-family houses, and apartments each produce a different average.

The mean sits above the median because a small number of very large houses pulls the arithmetic average upward.

Neither figure describes a typical existing American home. The existing housing stock includes many older, smaller houses along with condos, townhomes, manufactured homes, and apartments. Geography matters too. New homes run larger in some lower-cost suburban and Sun Belt markets, while older urban and coastal markets often have smaller homes.

When you compare your own house, use a benchmark that fits it: similar age, property type, neighborhood, and household size. A national average tells you little. For remodel planning, a functional layout and the cost of running the home usually matter more than whether it matches a national statistic.
