What does 10x12 mean?

10x12 means a space that is 10 feet by 12 feet, giving 120 square feet of floor area. By common convention the first number is the width and the second is the length or depth, so a 10x12 bedroom is nominally 10 feet wide and 12 feet deep, though listings don't apply this consistently.

A 120 sq ft room is a typical secondary bedroom: it fits a queen bed, nightstands, and a dresser comfortably, or works as a home office or nursery with room to spare. The same notation applies to sheds, rugs, decks, and storage units, always in feet unless marked otherwise (a 10x12 rug is also feet; European listings may use meters, which would be a vastly larger space).

Remember that 10x12 describes the main rectangle only. Closets, alcoves, and bump-outs aren't included in the label, so true area often differs from the nominal 120 sq ft.
